Located on the west slope of Queen Anne, this four-story, infill, multi-family project consists of 39 Small Efficiency Dwelling Units (SEDUs). These compact units are progressively designed to live “larger” than a typical SEDU and feature two-story ceiling heights incorporating separate sleeping lofts. Large windows maximize the natural light and beautiful territorial views. Amenities include rooftop decks and off alley access to the substructure parking garage.

74th Ave Townhouses
Located in the Greenwood-Phinney Ridge Residential Urban Village, this 5 unit, infill townhome project is comprised of a three-story triplex and a three-story two-unit live/work structure and is designed to respond to the transitional retail/residential neighborhood. The live/work units open to the public at pedestrian level while the triplex units behind provide privacy and individual courtyards. Large decks and rooftop terraces create functional amenity space. The project includes parking stalls with alley access.
Lynnwood Mixed Use
This 104 unit, mixed use development in Lynnwood is in direct proximity to Edmonds Community College. Five stories comprised of retail, parking and a two-story height residential lobby space on the ground floor with office and residential space on the second floor and residential units on the upper three floors. The street front design and landscaping offers a human scale pedestrian experience. A central on-grade public courtyard engages the community and provides access to an upper private tenant’s courtyard and indoor recreational amenity space. The design incorporates special emphasis on vertical features and materials to break down the scale and mass of the buildings. Ample parking for retail, office and residential with both enclosed sub-structure and on-grade parking.
This seven-unit Rowhouse project is located on the corner of 23rd Ave W and W Newton St in the Magnolia neighborhood and will be 4-star Built Green certified. The homes are each three stories designed to take advantage of the views and private roof decks provide access to sky, views and outdoor living space to each unit. Front stoops, material variation, large windows and massing modulation identify individual units. The site’s natural topography allowed the design team to step the structure, maximizing natural light and views while reducing the perceived height and bulk of the project.

Combining stellar west face Queen Anne views with a steeply sloped site, the design was configured, along with careful siting and structure height balance, to provide clear views from both front and back units, with the uphill units having clear view over the front units from both the main living levels and upper “view” levels. The 4 story private lot ownership units are built over a combined underground parking garage. The project has been approved for permit issuance.
