This 104 unit, mixed use development in Lynnwood is in direct proximity to Edmonds Community College. The street front design and landscaping offers a human scale pedestrian experience. A central on-grade public courtyard engages the community and provides access to an upper private tenant’s courtyard and indoor recreational amenity space. The design incorporates special emphasis on vertical features and materials to break down the scale and mass of the buildings. This seven-unit Rowhouse project is located on the corner of 23rd Ave W and W Newton St in the Magnolia neighborhood and will be 4-star Built Green certified. The homes are each three stories designed to take advantage of the views and private roof decks provide access to sky, views and outdoor living space to each unit. Front stoops, material variation, large windows and massing modulation identify individual units. The site’s natural topography allowed the design team to step the structure, maximizing natural light and views while reducing the perceived height and bulk of the project.
